Services we provide

Property Assessment

We will visit and assess the suitability of your property as a site for telecom equipment including if you already host equipment and are interested in leasing further space. With your consent, we will market the property as a potential location for telecom equipment. If you have been approached by an operator, call us for a second opinion and we will provide impartial advice on the suitability of terms offered to you.

Asset Management

Telecom sites are valuable assets and if managed correctly can grow substantially in value. We manage rent reviews and lease renewals ensuring your commercial interests are safeguarded and asset value enhanced. Currently we are seeing additional 5G equipment being installed on sites and any extra equipment should match the terms of leases. We provide site audits of equipment to confirm same.

Site Access Management

We have designed access protocols to manage site visits and works at your property. All access requests will be logged in advance and any works on rooftops to be approved before work commences. As operators build out 5G service, any works should be within the terms of the existing lease.

Site Valuation

We can value all sites to determine if you are receiving appropriate returns for the property. If you have been approached to sell the telecom rights, we can offer you impartial advice on the merits of such offers.

Telecom Lease Expertise

The terms of a lease are fundamental to the relationship between landlord and tenant. These terms set out the obligations on both parties for the duration of the lease. We are highly experienced in lease negotiations and will highlight the key clauses in the lease that safeguard your commercial and property interests.

Wayleave Information

Fibre connectivity to sites is becoming increasingly essential.  Connection may be outside the scope of the lease and agreement with an operator may require negotiation. We ensure this process is managed efficiently and appropriate fees paid to the property owner.

Power Repayments

In many cases, operators are utilising local landlord power supply and estimating power repayments. These power bills can be substantial and we ensure owners get reimbursed for power consumed. We also recommend if the operator should apply for an independent supply

Industry Developments

We will keep landowners regularly updated on industry trends and developments including progress on 5G equipment roll-out. Join our mailing list and we will keep you updated on matters that could impact your property.

SELECTION | DESIGN | WAYLEAVES | PLANNING

In a changing world the benefits of good connectivity have never been clearer. The presence of telecom infrastructure at a property will always improve coverage and capacity to the property and environs.

Network operators are seeking well located sites to accommodate telecom equipment at greenfield sites or on building rooftops to meet their coverage objectives. Telecom Property Ireland match location demands of operators with available property we promote in the target area.

In consultation with the landlord and network operator we advise on the optimum design solution that can be safely accommodated at the property. Design and installation are always planned to minimise any disruption at the property.

Wayleaves are required to connect power and fibre optic cables to the telecom equipment. These are planned at design stage and will often allow the property take advantage of improved services brought to site.

Specific planning laws govern the installation of telecom equipment and we advise on the necessary requirements to comply with these regulations. Greenfield sites require full planning permission and should be positioned to minimise environmental impact. Levels of equipment on buildings must comply with defined planning regulations but do not require a formal planning application.

Landowner Testimonials

"I rent my rooftop space for mobile phone equipment and over the years noticed more equipment being installed but my rent had not increased. After contacting John, I received information and advice on the value of my site and looked for an explanation from the operator. After a short negotiation, I received better terms on the rent and limits on the equipment that can be installed on the roof without my consent. We also put in place access protocols that require notice of visits and details of any work taking place on the roof."
James,
Limerick
"A mutual friend recommended I approach John about the suitability of my property as a location for telecom equipment. After assessing the property John advised of the potential and subsequently put me in touch with one of the mobile phone operators who agreed to utilise my property as a telecom location The additional income was very welcome and I was very satisfied with how everything worked out."
George,
Co. Cork
“Telecom Property Ireland were instructed to manage my property as I found it time consuming dealing with operators and didn’t know the going market rate for this type of equipment. TPI identified that rent reviews were overlooked and rent not increased as per the lease. When the leases fell due for renewal, they were renegotiated but with terms I found clearer and more advantageous. I’ve since seen increased returns and now understand my site’s value. The numerous access requests for visits and works are now managed more efficiently with less disruption at the property letting me concentrate on my core business.”

“I have a telephone mast on my land for many years and was reasonably happy but the mobile phone company reduced my rent a few years ago. The lease was subsequently due for renewal and with John’s assistance, I negotiated a better lease with increased rent adjusted for inflation. Having access to market expertise made all the difference to me.”
